大学毕业生公租房消费意愿及其影响因素研究——基于重庆市的实证研究

摘　　要：大学毕业生作为公租房的主要保障对象之一,对公租房的消费意愿势必影响公租房的可持续发展.对300名大学毕业生(大学毕业1～5年)进行调查,发现有41.67%的大学毕业生表示会申请使用公租房,有58.33%的大学毕业生对公租房的态度截然相反.基于调查数据,运用Logistic模型定量分析影响大学毕业生对公租房消费意愿的因素,结果发现:①打算未来定居主城是影响大学毕业生对公租房消费意愿的最主要因素,大学毕业生对通过购房实现在主城定居的愿望极为强烈,但购房能力相对较弱;②公租房附近的就业条件对大学毕业生公租房消费意愿具有极强的正向影响,说明大学毕业生当前的住房选择会考虑就业因素;③当前职业和工作地点对大学毕业生公租房消费意愿同样具有显著影响,表明大学毕业生偏好选择就业条件较好或距离工作地点较近的居住区位.因此,公租房的发展应充分考量保障对象的诉求,不断调整和完善公租房政策,努力实现公租房的可持续健康发展.The consumption intention for public rental housing of university graduates,who are the main object of public rental housing security,will necessarily influence its sustainable development.In a survey,300 university graduates were investigated.Of them,41.67% replied that they were willing to apply for the use of public rental housing,and 58.33% said that they would not.Based on the survey data,the Logistic model was employed to make a quantitative analysis of the factors influencing the public rental housing consumption willingness of university graduates.The research results were as follows.Firstly,the most important factor influencing the public rental housing consumption intention of university graduates is their intention to settle in the urban area of the city.They show a strong desire to settle in the urban area through house purchase,though their ability to purchase a house is limited.Secondly,the employment conditions in the vicinity of public rental houses has a significant positive influence on the public rental housing consumption intention of university graduates,which demonstrates that in their current housing choice,university graduates take their employment into serious consideration.Thirdly,the current occupation and place of work of university graduates have a significant impact on their public rental housing consumption intention,indicating that they prefer a residential district close to their work place or with relatively good conditions for their employment.In conclusion,in the development of public housing and other social security housing,the desire of prospective beneficiaries should be taken into consideration,and the relevant policies should be adjusted and re-adjusted and improved so as to achieve a sustainable and sound development of public rental housing.
