摘  要:为了深刻认识我国城市住房供给的影响因素及其机制,运用路径依赖的相关理论,以昆明市住房供给为案例,研究改革开放以来我国城市住房供给制度出现的几次大的变革。研究中,将公房供给部门和商品房供给部门进行分离,并从二者的机构变迁、其与地方政府、与房地产开发机构的关系三个方面进行对比研究。认为改革开放以来我国城市住房供给是在政府决策与市场因素的共同驱动下发展变迁的,这些制度变迁及其路径依赖现象不仅导致了住房供给管道中公房供给和商品房供给的不平衡,而且是改革开放以来我国城市居住空间分异问题激化、住房价格过高的根本原因之一。In order to understand the influencing factors and mechanism in urban housing supply profoundly, this essay uses the path dependence theory and takes Kunming as the study case to study the big changes of urban housing supply institution in China since the reform and open up. This essay separates public housing sector and commodity housing sector, and com- pares their agency changes, their rclaiionships with local government and real estate development institutions. Then it is concluded that urban housing supply in China has been changed resulting from government policy and market economy, and these institution changes and path dependence phenomena have not only leaded to the unbalance between public housing sector and commodity housing sector, but also been one of the fundamental reasons for further urban residential differentiation and unaffordable housing price in China since the reform and open up.
