摘　　要：地下空间的有偿使用已成为必然趋势,如何显化地下空间土地使用权的价值、建立一套行之有效的价格体系和评估方法成为目前急需解决的问题.为此,在分析地下空间土地使用权价格内涵、价格体系的基础上,运用空间分配理论与方法,建立了一套城市地下空间土地使用权价格评估模型,可以快速得到地下空间土地使用权价格,为地下空间土地使用权交易提供价格依据,促进土地交易依法有序地进行.The paid use of underground-space becomes inevitable. How to manifest the land-use rights value of under-ground-space, and to establish a set of effective price system and the evaluation method become an urgent prob-lem to be solved. Therefore, by using of space distribution theory and method, a set of land-use price evaluation models of the urban-underground space is established on the basis of analyzing the underground-space land-use price connotation and price system. The underground-space land-use prices can be got quickly, which provides the price basis for trade of underground-space land-use rights, and promotes the land deal in an orderly manner according to law.
