摘　　要：在当前社会经济转型的大趋势下,城市改造如火如荼。"大拆大建"的城市建设方式与"有效利用、整合改造"的呼声并存。在工业化程度发达的德国,城市建设文化中有一句经常被引用的话——"良好的使用是一半的维护"。对于业已停产的工业厂房来说,找寻并填充合适的新功能是唤醒其潜在生命力的关键。通过对天津红桥地毯厂更新改造设计的详细剖析,对旧工业建筑的功能置换提出了若干建议。Under the general tendency of current social economic transition,city reconstruction is in full swing.The voice of both ＂dismantling constructing＂ and ＂effective utilization,integration transformation＂ exists.In Germany where industrialization has been highly developed,a saying is often cited that ＂reasonable usage is half maintenance＂.As to the industrial plants whose production functions have been canceled,finding a new suitable one for it is the key to provoking their potential vitality.It was made an in-depth analysis of the renovation and reconstruction of Tianjin Hongqiao Carpet Factory,and presented several suggestions on the function replacement of old industry architectures.
