摘　　要：在分析中国城市化和土地资源稀缺背景的基础上,阐述了与房地产业发展有关的社会现状,进而对购房者、房地产开发商、地方政府、中央政府四个市场主体进行了分析,认为需求大于供给是房价上涨的根本原因,并提出了控制房价上涨的对策。On the basis of analyzing the background of urbanization and the shortage of land resources in China, this pa- per states social status quo related to real estate, then goes further to analyze the four main bodies of the market as buyers, real estate developers, the local government and the central government. Finally the paper points out that the root cause of rising house prices is that the demand exceeds the supply and proposes some countermeasures to curb soaring house prices.
