摘　　要：针对湘潭市住宅小区管理现状 ,借鉴已有物业管理成功经验 ,提出了建立物业管理机构实体及解决资金、培训人才的策略 ,较全面地从制定法规 ,物业公司怎样运营、怎样与外界相处等方面对住宅小区物业管理实施进行探讨 ,为湘潭市现阶段正在进行的小区管理体制改革提供参考 .Based on the present situation of the management of Xiangtan City's residential quarters and its successful experience of the real estate management, the author puts forward some strategies about setting up the real estate management entities, and solving the problems of the and talents training. This article also offers Xiangtan City some materials about the reform of the present community management system for reference by discussing the questions about how to make overall laws and regulations, how to manage the real estate market and how to deal with the periphery of the residential quarters.
