大型商业中心开发的空间影响分析--以上海五角场地区为例

摘　　要：近年来,大型商业中心的迅速发展对市民消费行为及既有商业格局产生了深远影响。以上海市五角场商业中心为研究对象,从消费类型和空间区位两个角度分析了五角场商业中心兴起前后消费者行为的变化特征,并据此分析大型商业中心对现有商业空间的影响,尝试揭示大型商业中心开发对现有商业体系的影响机制成因。研究表明,五角场商业中心兴起以后,消费者的总体购物频率有了大幅度增加,虽然到其他市级商业中心的频度没有明显降低,但消费发生了转移。不同消费类型受到的影响存在差异,中等级消费和易移动型消费受到影响较大;从消费转移来源上来看,转移到五角场的消费多来自其它商业中心,其影响是争夺与诱发两种作用交互进行的。从空间区位上来看,五角场兴起的影响在空间上存在差异。研究最后分析了地块属性与发生消费转移比例之间的相关关系,作为五角场兴起对消费者行为影响和空间影响差异的成因解释,获得了一些初步结论。In recent years, rapid development of large business centers has made a great impact on consumer behavior and urban commercial structure. The paper takes Wujiaochang Area （WJCA） as an example to investigate the change of consumer behavior after the rise of WJCA. The paper discusses changes in consumption types and destinations, as well as how the rise of commercial center influences urban commercial structure. The research shows that interviewees＇ overall consumption frequency has been greatly increased as a result while frequency to business centers other than WJCA has not significantly been reduced. Study on the differences between the impacts to various consumption types shows thatmiddie-class consumption and portable consumption have beenmore affected than others. Comparison among consumption destinations shows that consumption transferred to WJCA is largely from other business centers. The overall impact isa result of both competition and inducement. In addition, the rise of WJCA has produced different spatial outcomes. Finally, correlation analysis between block characteristics and consumption changes shows that various block characteristics play different roles in receiving influences of WJCA＇s rise.
