摘 要:房地产价格是房地产市场最明显的表象特征。通过模糊聚类分析与层次聚类分析相结合的方法对我国长江流域的房地产价格进行分类,根据聚类分析的结果,可以分为4个等级区:上海为一级区;江苏、浙江为二级区;安徽、江西、湖北、湖南、重庆、四川、云南为三级区;贵州、青海为四级区,并根据不同等级区的特点提出了房地产宏观调控的建议。The real estate price is the most obvious characteristics of the real estate market, and it is necessary to do research on the real estate price before that on the macro-control of the real estate market,including the clustering analysis of real estate prices. The combination of fuzzy clustering and hierarchical clustering can make full use of the advantages of fuzzy clustering and make up for the flaw of fuzzy clustering.In fuzzy clustering,some regions are clustered respectively and can not be clustered together. Fuzzy clustering and hierarchical clustering can learn from each other and hierarchical clustering can make up for the flaw of fuzzy clustering,which can make the clustering result more scientific and reasonable. The real estate prices in the Yangtze River basin are clustered by the combination of fuzzy clustering and hierarchical clustering and they are divided into four areas.The first area includes Shanghai.The second area includes Jiangsu and Zhejiang.The third area involves Anhui,Jiangxi,Hubei,Hunan, Chongqing,Sichuan and Yunnan.The fourth area involves Guizhou and Qinghai.Some advices about the macro-control of the real estate market are suggested according to the characteristics of different areas.
