摘  要:长期以来,对于国内城市住宅小区管理问题的讨论缺乏实证研究。本文在分析国内和其他国家与地区物业管理模式的基础上,运用天津市98个住宅小区的调查数据,建立了住宅小区管理维护效果的多元回归模型。研究结果表明,影响住宅小区管理效果的主要因素为规模、入住年限和管理模式。其中,管理模式为显著性的影响因素。物业管理公司和业主委员会相结合的管理模式要优于其他模式。此外,研究还表明,当前业主委员会对管理效果的影响不显著。研究结果可以帮助业主决定采取何种管理模式来改善住宅小区的居住条件。The main purpose of the residential quarters' management is to provide a comfortable living environment for the owners or occupiers. However, it is not easy for the current many large residential areas to achieve this goal. The main reason is that the residential areas often have a complex ownership structure. The complicated situa- tion in residential areas not only is the accumulation of management problems in our urban society, but also embodies the social management lags behind the social development. This chaotic situation not only leads to the existence of security risks in many areas, but also seriously damages the social image of the property management industry. Among the researches on the causes and countermeasures, there are stillserious deficiencies in the empirical analysis. Field survey method has been adopted to acquire the data about 98 residential areas in TianJin. The influential factors of the management effect are analyzed by multiple linear regression. Basic data includes the management mode, development scale, occupancy period and the management effect rating. Among these data, the first three can obtain easily, but the management effect rating is relatively difficult. It is given out according to the compre- hensive status of a building body, facilities and equipment, hygienic condition, security conditions and so on. The main consideration is whether the eurrent management situation can provide adequately comfortable living environment for the owners. When one situation seriously affects living quality and safety, the rating score will be significantly reduced. The rating score is divided into five levels. The highest rating score is 5, followed by 4, 3, 2, 1. This method looks slightly rough, but it can evolve the management and maintenance status which is difficult to quantity to specific numerical data for emoirical analysis.
