摘 要:房地产业的平稳、适度的发展可以带动和支撑整个国民经济的发展.影响房地产业发展的因素众多.该文从经济、社会、消费和财政金融等方面选取了若干影响因素,采用统计学中的逐步回归法,针对我国房地产业需求和供给问题进行了研究,结果表明:人均国内生产总值、总户数和商品房本年销售价格对住房需求有显著影响;年底城镇总人口数、储蓄存款和平均家庭户规模对住房供给影响比较显著.The stable, moderate development of the real estate industry can stimulate and support the development of the entire national economy. There are many factors affecting the real estate development, in this paper, by selecting some influencing factors in terms of economy, society, consumption and financial work, using stepwise regression, the problems of China's real estate demand and supply is studied, and the results are: The per capita GDP, total households and this year's sales price have a significant effect on housing demand, the yearly total urban population, savings deposit and the average household scale have a significant effect on housing supply.
