改进的TOPSIS算法在房地产预警体系中的应用

摘　　要：针对TOPSIS算法本身的缺陷,对其进行了两方面的改进.首先,采用序关系分析法来计算房地产预警指标主观权重,以此弥补了由于客观权重造成的房地产预警指标重要性主次颠倒而导致指标权重重要性偏差过大的问题.其次,采用向量投影法来避免传统TOPSIS算法在方案评选过程中存在距离理想解近的方案与负理想解也近的问题.最后,应用改进的算法对房地产市场进行预警研究,取得了合理的结果.For the limitations of TOPSIS method,this paper makes two improvements.Firstly,it uses sequencing relationship analysis of each index to calculate the weight of the weight in order to avoid the use of objective evaluation result of the importance,Or man—made causes the specified weight of each evaluation index weights the importance of the problem of excessive deviation.Secondly,it uses projection method to avoid the traditional TOPSIS method exists in the program selection process almost from the ideal solution and negative ideal solution programs are also close to the problem.Finally,it apply the method improved to research the forecasting models of real estate,and achieve reasonable results.
