摘 要:随着房地产投资和投机的盛行,我国房地产市场飞速发展,房地产价格高涨,房地产市场有泡沫存在。我国政府对房地产市场的调控政策越来越严厉,投资性和投机性房地产会逐渐退出市场,在未来长期的房地产抵押期间,房地产市场存在及其大的不稳定性,给商业银行房地产抵押贷款的回收也带来了极大的风险。文章从房地产抵押估价的价值标准、估价方法使用及抵押率的确定上分析了房地产泡沫给商业银行房地产抵押贷款带来的风险。As a result of the boosting of real estate investment and speculation,the real estate market of China is developing rapidly with continuously rising prices.The real estate market exists bubble.As Chinese government regulates and controls the real estate market,investment-oriented and speculative real estate will gradually withdraw from the market.During the long-term real estate mortgage in the future,the real estate market exist large instability which brings great risks to the recovery of the real estate mortgage loans of commercial banks.Article analyzes the valuation standard of real estate mortgagend estate and valuation methods of the real estate mortgage and the loan-to-value ratio of the determined real estate bubble bring risk to real estate mortgage loans of commercial banks
