摘 要:住宅既是人类生存和发展的空间,又是家庭与社会关系的载体。为了更好地建设宜居住宅,体现以人为本,就要客观地衡量城市住宅价值。本文从人居需求入手,基于效用价值理论,界定了住宅效用价值的内涵及其四个影响维度,构建了住宅效用价值的评价体系和结构方程模型。最后,结合哈尔滨市的实际案例,进一步验证了评价模型的可行性和合理性,并从住宅效用价值客体角度提出了哈尔滨市城市住宅开发的对策建议,从而为城市规划、房地产开发项目策划以及购房者的住宅选择提供依据。House is not only a space for human survival and development, but also carrier of family and social relations. In order to construct livable residential and express human oriented, urban residential value is weighed objectively. This paper starts from human habitat requirement and is based on utility value theory. The meaning of residential utility value and four affective dimensions are defined. Also, appraisal indexes system and structural equation model are established. In the end, combining Harbin City data, the feasibility and rationality of the appraisal model are further verified. And corresponding countermeasures and suggestions are proposed, which help urban planning, real estate development schemes and residential choices.
