摘　　要：物流园区是区域经济发展和产业聚集到一定程度的必然产物,是现代物流业发展的专业化、规模化、集约化特征的重要体现。文章在探讨相关主体的利益约束下,物流园区的开发价值与物流经营价值的整合所构成的物流园区价值创造驱动机制的形成,并提出物流园区开发和运营管理要兼顾各参与主体的利益要求,从而实现物流园区长期稳定健康发展。Logistics parks are the inevitable products of the development of regional economies and industrial agglomera- tion. They are important reflection of specialization and profes- sional and intensification of modern logistics. It is to analyze the formation of the driving system of value creation in logis- tics parks within the constrant of benefits of relevant princi- pals and propose that the development and management in lo- gistics parks should consider the demands of relevant princi- pals in order to keep the stable development of logistics parks.
