摘 要:设计管理是房地产项目管理中重要的一个部分,现在我国的房地产行业竞争越来越激烈,随着市场不断的走向成熟,项目设计管理越来越受到开发商的重视。将项目管理方法引入到房地产开发项目的设计管理中,将会对设计过程中的进度、成本、质量控制起到积极的作用。本文的主要内容是跨区域多项目的房地产项目设计管理,首先提出了房地产项目设计管理的三种模式,并对其进行了分析比较;然后基于第三种设计管理模式,分析了房地产项目设计管理流程和职能,以及设计管理的工作分工和内容;最后从设计进度管理,设计成本管理和设计质量管理这三个方面阐述了房地产项目设计管理模式的实施,并提出了运用设计管理创新方法来进行项目全过程设计管理,实现项目进度、成本、质量等各方面的协调统一。Design management is an important part in the real estate project management. Now the real estate industry in China is increasingly competitive. With the market getting more and more developed, the developers pay more and more attention to design management. It will play a positive role to the control of schedule, cost and quality if the methods of project management are introduced to the design management in real estate project. The main content of this paper is the design management of Cross-region and Multi-project. Firstly this paper proposes three modes of design management in real estate and makes a comparative analysis on them. Then based on the third mode, the content and steps of design management, and the division and content of design management work are analyzed. Finally, from the schedule management, cost management and quality management of design, the implement of design management in real estate is introduced, and the paper puts forward the use of the innovative methods in life cycle design management to achieve coordination of project schedule ,cost and quality.
