长江流域中心城市住房消费生态足迹比较研究——以重庆、武汉、南京、上海为例

摘　　要：利用统计分析法和住房消费生态足迹测试法,计算1997-2010年上海、南京、武汉和重庆4个长江流域中心城市的居民住房消费能力、住房消费压力和住房消费生态足迹.对比分析了1997-2010年4城市住房消费能力、住房消费压力和住房消费生态足迹变化趋势及差异.研究结论:1)4个城市的住房消费生态足迹都大于国际公认值6,城市居民买房比较困难;2)1997-2010年4个城市的住房消费生态足迹逐年加深,原因一是商品住房价格上涨,二是人均住房面积增大;3)上海、南京、武汉和重庆4个长江流域中心城市的居民住房消费生态足迹变化存在区域差异;4)政府通过加强房地产市场调控、提高居民收人以及加快保障性住房建设来降低居民住房消费生态足迹.Using statistical analysis and test of ecological footprint of housing consumption, this paper cal- culates the housing consumption capacity, housing consumption pressure and ecological footprint of hous- ing consumption of the residents in Shanghai, Nanjing, Wuhan and Chongqing for the 1997--2010 period, and compares and analyzes the changing trend of and differences in housing consumption capacity, housing consumption pressure and ecological footprint of housing consumption of the four cities. The conclusions are as follows. First, from 1997 to 2010, the ecological footprint of housing consumption in the four cities was above 6, which is internationally accepted level, suggesting that the urban residents have considerable difficulty in acquiring houses. Second, the ecological footprint of housing consumption steadily increased in this period as a result of the rising price of real estate and enlarging housing area per capita. Third, region- al differences existed in the change in ecological footprint of housing consumption in the four cities. Fourth, the governments have endeavored to reduce the ecological footprint of housing consumption by regulating the real estate market, improving residents＇ income and speeding up the construction of afford- able housing.
