摘 要:为研究住房交易双方的搜寻匹配,构建适于中国二手房交易特点的理论模型,分析住房二级市场搜寻匹配过程及其影响因素,仿真模拟市场环境因素、单位搜寻成本和中介佣金比例等外生变量对搜寻匹配的作用机制.研究表明,以匹配效率和紧缺程度为代表的市场环境变化会显著改变交易双方的搜寻强度与市场流动性,且买方搜寻行为更容易受到影响;买方与卖方的单位搜寻成本增加会明显抑制各自的搜寻强度,在单位搜寻成本为10元/次时存在突变临界点;经纪服务会降低交易价格和搜寻强度,并提高市场流动性水平,在中介佣金比例达到10%时存在突变临界点,但佣金比例最高不宜超过13%.In order to study the search-matching process between both parties in housing transactions,this study established a theoretical model applicable to the characteristics of China's resale housing market transactions,qualitatively analyzed the search-matching process and its determinants in resale housing market,and simulated the impact mechanism of exogenous variables on the search-matching process in terms of market environment factor,unit search cost and brokerage commission rate.The results show that market environmental factors represented by matching efficiency and tightness level affect the agents' search intensities and market liquidity significantly.The buyer's search behavior is more sensitive;the increase in the unit search costs of buyer and seller inhibits their own search intensities,and there is a critical turning point of abrupt change at the unit search cost of 10 Yuan each time.At this point,brokerage service lowers the transaction price and search intensities and improves the market liquidity.There is also a critical turning point at the brokerage commission rate of 10%,but the maximum commission rate cannot exceed 13%.
