摘 要:如何对商业房地产实施批量评估是目前国际上房地产评估领域的热点问题.为了实现高精度、低成本的评估目标,引入计量经济学和工程科学领域的适应估计技术,结合空间分析相关方法,提出商业房地产适应性估价模型,以期充分体现影响商业房地产价格的各项实体因素和区位因素,进而对其进行系统、科学、客观地批量评估.最后,以深圳市商业房地产为例进行实证分析,检验结果表明该技术较传统方法而言,无论是评估结果本身的准确性,还是评估结果间的公平性和一致性,均有较大提高,符合房地产税基评估要求,具有较高的推广价值.At present,how to implement mass appraisal for commercial properties is one of the hottest issues in the field of mass appraisal of real properties.In order to achieve the high precision and low cost valuation target,through the introduction of econometrics and adaptive appraisal procedure,combined with the spatial analysis methods,an innovative method for commercial real estate appraisal is proposed.Based on this method,we can reveal the influence on commercial real estate prices of each entity and location factors.Then we can implement a systematic,scientific and objective mass appraisal for commercial real estate.An empirical analysis based on Shenzhen city is then carried out.Compared with the conventional method,the accuracy of the valuation results and the equity and consistency between the different appraisal objects are significantly improved.Meanwhile,the valuation results completely conform to the requirements of the real estate tax base assessment;and the model is applicable and pragmatic.
