摘 要:对合肥经济圈的典型城市——安徽省淮南市的租房市场进行了系统研究。基于学区房、一般性住房和门面房三类不同使用目的的房源的130份问卷,分析发现总体上房屋地理位置对二手房租金影响最大,但房源不同,该影响程度会各具特点。进一步调研当地3家大型房屋租赁中介公司,分析了中介市场的特点和前景、当前经营存在的问题,及其在推动租房市场规范化、市场化进程中发挥的作用,以期为合肥经济圈城市政府规范租房市场、调控二手房房价提供理论参考。The research on the housing rental market of Huainan City,a typical city in Hefei economic circle,is conducted.Based on 130questionnaires,the rental market is classified into three kinds of houses,that is,ordinary houses,school district rooms and houses with street frontage.It is shown that the location plays the most important role in rents decision in general,but the incidence differs in different kinds of houses.Furthermore,by interviewing with three large housing rental agencies the pros and cons as well as the development prospects of housing agency industry are analyzed.The study aims to provide meaningful references for the government in fully understanding the status quo of the rental market in Hefei economic circle,actively promoting the standardization and marketization of the housing agency industry,and finally making policies to control the housing price.
