摘 要:农村土地承包经营权的流转和抵押在理论研究和实践操作中很难区别,土地承包经营权流转价格和抵押价格在具体应用中体现的价值不一样,其在理论测算中的结果也不一样。以土地统一年产值为基础,运用收益还原法、对比法分析土地承包经营权价值的两种价格影响因素及构成,对比二者的理论基础和实践应用,探讨两种价格的异同,为规范土地承包经营权的流转和抵押提供参考。It is hard to differentiate the transfer and mortgage of land contracted management right in theoretical study and practical operation, the price for transfer and mortgage expresses different value in application, and the result is also different in theoretical calculation. Income capitalization approach and contrast were applied to analyze the 2 price effect factors and composition for transfer and mortgage of land contracted management right value, based on unified annual output value of land, the theoretical basis and practical application of both prices were compared, and the differences and similarities were discussed in the paper aimed to provide references for the specification of transfer and mortgage of land contracted management right.
