摘 要:目前,我国的城镇化进程到达了一个新的阶段,房地产市场也引起了人们的广泛关注。针对城镇化与房地产市场,文章从英国、美国等发达国家的城镇化历程的视角出发,分析了这些国家城镇化进程中的房地产市场状况,发现在城镇化进程中,都伴随着住房短缺等问题,特别是集中度高的城市的房地产市场问题更显突出。但随着经济的发展,收入差别降低,低收入群体的住房支付能力逐渐增强,住房紧张局面将逐步缓解。At present, urbanization in our country has reached a new stage, and the real estate market has at- tracted extensive attention. Aiming at urbanization and the real estate market, this article, starting with the process of urbanization in developed countries such as the UK, USA and so on, analyzes the condition of real estate market in the process of urbanization and finds that urbanization was always accompanied with such issues as housing shortage, and that the problems of real estate market were more prominent in cities with high concentration degree of population. But, with economic development, the income difference will decrease gradually, the housing affordability of low-income groups will improve, and the situation of housing shortage will ease up.
