摘  要:以改变容积率补缴土地出让价款标准的测算方法为研究目的。利用调查样点数据,通过建立特征价格模型,分析容积率对楼面地价的影响,计算容积率调整区间平均楼面地价作为改变容积率补缴土地出让价款测算标准,并利用补缴土地出让价款测算公式进行实例验证。结果表明,改变容积率补缴土地出让价款标准的测算方法可以满足国土资源管理部门制定不同精度、不同地类的测算标准。The purpose of this paper is to find out the measurement methods of additional land-transferring fees standard that need to change the floor area ratio. The research uses the hedonic price model for the regressions based on the data of investigation samples to analyze the impacts of floor area ratio on floor prices, and take the av- erage floor price between different floor area ratio intervals as the measurement standard of additional land-transfer- ring fees. The results show that the land resources administrative department can make measurement standard of dif- ferent precision and land-types by using the measurement methods of additional land-transferring fees standard that need to change the floor area ratio.
