摘 要:既有楼房建筑随时间逐渐老化,存在安全隐患,影响其正常功能,对既有建筑进行定期检测并改造加固,可以延长其使用寿命。对长春铁路职工单身宿舍的强度折减程度进行现场检测,选取PKPM软件进行承载力验算,利用验算结果并依据最新标准进行改造设计,对既有多层建筑物进行加固。加固方案包括:地基采用高压喷射注浆;独立基础采用增加原有独立基础高度;一层混凝土柱及梁采用扩大截面;2~5层承重墙体采用混凝土板墙;6~7层采用拆除重建的设计方案。结果表明:优化后的改造加固方案,经过计算符合现有标准,不仅满足功能需要,而且环保经济,为类似工程维护加固施工提供技术支撑和借鉴。As the time elapsing, the existing buildings gradually become aging, which would cause some security risks and affect their normal function. Detecting and reinforcing for them should be made regularly to extend the service life of the existing buildings. Here, the on-site testing is made to measure the strength reduction degree of Changchun railway worker celibacy quarters. At the same time, the bearing capacity of the buildings is checked by using PKPM software. According to the latest standards, the transformation design is made by using the checking results so as to reinforce the existing buildings. The reinforcement scheme is as follows : the high-pressure jet grouting program should be used in base ground; the height of original independent foundation should be increased; the cross-section of concrete columns and beams in the first layer should be expanded; the concrete hoardings should be used for 2 to 5 layer bearing walls; 6 layer and 7 layer are demolished and reconstructed. The results show that the optimized transformation reinforcement scheme is in line with the existing standards after calculating, which could not only meet the functional needs, but also be environment-friendly and economical. All these as mentioned above could provide technical support and reference for similar projects.
