摘　　要：对南宁市住宅小区物业管理状况的调研结果表明,当代城市社区治理虽已形成社会、市场与行政多元力量参与的横向治理结构,但这一结构在现行法下却常常面临自治组织成立困难、公共事务决策难以作出以及维护集体大局措施执行不力等实践性困境。传统小型社会治理经验及现代法人治理理论、职业化理论可以为前述问题的改善提供一定解决思路。A survey of property management in residential districts shows that the community management is in a multi - structure form including the parts of the society, market, administration, and the management, however, is in the dilemma of the establishment of self - governing organization, decision of public affaires, and weak practice in the measures of protecting the public interest.
