摘 要:以地理信息系统为技术手段,探讨北京市朝阳区不同商圈在售商铺价格的空间差异及其影响因素。结果表明,朝阳区在售商铺价格呈现出中间高、两头低的"凸"字型。核心部位的国贸CBD、三里屯商圈,因其所在区位优势极其明显,在售商铺的价格远远高于其他商圈。在同一商圈内,边缘在售商铺价格比中心低2000—10000元。与居民区密度高的商圈相比,写字楼密度大的商圈,消费者收入较高,购买能力强,在售商铺价格高,充分体现出商务带动商业的作用。Based on GIS technology, this paper discussed the differences spatial price in the sale of shops, in different business circle vest in Bei- jing Chaoyang District and its influencing factors. The results showed that sold in shops in Chaoyang Dstrict appeared to the high price in the middle area and low price on the both sides, like the word "convex". The core of Guomao CBD and Sanlitun Business Circle, because of its location and obvi- ous advantages, sold in shops prices was far higher than other business circle. Sold in shops within the same business circle, the price on the edge was less than business circle in the center about ~ 2000 - 10000. Office buildings gathered in the business circle, the crowd had higher consumer income and consumption ability was stronger,the price of sold in shops was high, reflecting the business affairs drived the business.
