摘 要:物业管理是业主选聘物业管理企业后,由业主和物业管理企业按照物业服务合同约定对房屋及配套的设施设备和相关场地进行维修、保养和管理,并维护相关区域的环境卫生和秩序的活动。物业管理活动的实质是物业管理企业通过一系列综合活动为业主提供有偿服务。我国一般的县级城市大都是在21世纪走上城市发展的快车道之后,在由单位或开发商兴建的住宅小区内,逐渐开始引入物业管理。而对县城雨后春笋般的住宅小区的发展,物业管理明显还不能够完全应对。Property management is such an activity that after owners selected the property management enterprise,conducted by the owner and property management enterprise according to a property service contract,such as repair,maintenance and management,and maintaining of the environment health and order of relevant areas.The nature of property management activity is a paid service for the living environment of owners,which provided by the property management enterprise through a series of comprehensive activities.In 21st century of our country,after entered into the expressway of urban development,the property management in most of ordinary county-level cities has started to gradually enter into the residential communities built by companies or developers.As the development of residential communities emerges very quickly and profusely,the property management is clearly incompetent to fully satisfy such a demand.
