摘 要:在市场调研的基础上,概括了金华市房地产估价业的现状和存在的问题,有金华市房地产估价机构自身存在的问题(追求数量轻视质量、恶性降价竞争、估价风险意识淡薄、人员素质不高、估价"偷工减料"等)以及政府管理和金融机构方面的非市场化操作的问题,用SWOT对行业作了分析;在分析金华市估价业发展趋势的基础上,从市场竞争制度、估价协会、服务定价和核心竞争力等方面提出了对策与建议。各方面的共同努力才能实现金华市房地产估价业的持续健康发展。This paper based on market research to Jinhua city, summarizes the present situation of Jinhua real estate appraisal industry, and studies the appraisal company's existing problems, such as pursuit of quantity and looking down on quality, malignant price competition, weak thin risk consciousness, lower personnel quality, cut corners, etc. And also studies the non-market operations problems of government and financial institutions. At the same time, we make SWOT analysis on the industry. At last, based on the development trends of Jinhua real estate appraisal industry, we propose some countermeasures from these aspects: market competition system, appraisal association, services ricing, core-competitiveness. Only wish the joint efforts of all aspects can the appraisal industry realize healthy development.
