边缘效应下的深圳市城市边缘村更新改造研究——以龙岗区年丰社区为例

摘　　要：该文以深圳市龙岗区年丰社区的更新改造为例,从人口及社会、经济与产业、土地与空间三个方面分析其现状特征,提出城市边缘区的社区发展需要解决的三大关键问题,包括原农村社会适应快速城市化的问题、产业可持续发展的问题、土地粗放使用、空间无序增长的问题。结合年丰社区内在的特征,挖掘边缘效应下改造的潜力与优势,最后提出年丰社区改造的三大策略,包括发展产业集群的先进制造业及第三产业、整合土地、建立混合住区、多种改造类型相结合,为处于深圳市其他城市边缘村的改造提供借鉴意义。Taking the renovation on Nianfeng community of Longgang District in Shenzhen as an example, we analyze its current characteristics from three aspects, including population and society, economy and industry, land and space, and we propose three key problems in the community, including rapid urbanization adaptation by village community, the sustainability of industries, the extensive use of land, and spatial growth with disorder. Combining with the inherent characteristics of the community, we explore the potential and advantages under the edge effect, finally we propose three strategies on the renovation of community, including the development of the advanced manufacturing industry and tertiary industry, industry consolidation, mixed community and multi-types of renovation, which could be reference for renewal of other urban fringe villages in Shenzhen.
