摘 要:城市基础设施投资对住房开发投资区位选择的约束作用是通过城市基础设施投资的"区位优势再造"过程实现的。这种区位选择特征具体表现为在不同的城市或区域中,住房开发投资总量随着基础设施投资配置的差异呈现出显著的规律性变动。基于中国省级面板数据的实证研究进一步表明:住房开发投资的区位选择在一定程度上并不依赖现有的城市基础设施现状,更多地依赖后期的城市基础设施投资对当前的城市基础设施整体水平改善的力度,即城市基础设施投资对城市基础设施整体水平改善的边际效应。因此,优化当前住房开发投资的区位结构,实现住房产业的区域均衡发展,强化城市基础设施投资建设是关键。The constraints of urban infrastructure investment on the location choice of housing development investment is realized during the process of "re-constructing of location advantages" about urban infrastructure investment. The location choice usually appears that, in different cities or urban districts, the total amount of housing development investment will significantly vary regularly along with the distribution of the infrastructure investment. The empirical study on the basis of the provincial panel data in China further shows that the location choice of housing development investment, to some degree, depends not on the current status of urban infrastruc- ture, but more on the strength that the urban infrastructure investment in the later period wilI improve the overall level of current urban infrastructure, namely the marginal effect out of the improvement of overall level of urban infrastructure brought about by the urban infrastructure investment. Therefore, the keys are to optimize the location structure of current housing development investment, ensure the regionally balanced development of housing industry, and reinforce the construction of urban infrastructure investment.
