摘　　要：我国当前房地产行政部门主导下的住宅维修资金专门帐户管理模式存在一些缺陷。最大的问题在于过分考虑了安全性,而忽视了维修资金保值和增值功能的实现。从法理角度分析,可以通过信托这一专业化方式来管理维修资金,以实现其安全性和增值性的统一,从而弥补当前住宅维修资金管理模式之不足。some problems exist in our current account managing pattern for residential maintenance fund under the domination of the administrative department for real estate. The biggest one is that the security of the fund is overly concerned while the implementation of hedging and increment are ignored. Legally, trust, a professional manner, can be adopted to manage the fund to realize the unity of security and increment, in order to make up for the deficiency of the pattern.
