摘　　要：从理论和实践出发,提出物流园区建设项目的"三点一线",即切入点、支撑点、盈利点和效益主线,同时论述基于"三点一线"的物流园区的开发建设理论。最后以柳南高速公路来宾服务区拓展商贸物流功能项目说明"三点一线"能够指导园区功能区优化布局,并给物流园区带来实际的经济收益和社会效益。In this paper, from the theoretical and practical perspectives respectively, we proposed the three points and one line in the positioning of the logistics park construction projects, namely, the points of entry, support and profit, and the major line of benefits, then illustrated the theory for the development and construction of logistics parks on the basis of the points and line, and at the end, in the case of the Laibin Service Area on the Liunan express way, explained the application of the theory in the optimization of the logistics functionality of the area.
