摘 要:商业地产运营受许多因素制约,建筑实体作为商业地产中不可或缺的组成部分,其形式以及给人的感官印象在很大程度上决定了商业地产的收益程度。建筑设计从单一的物质性规划思考到集文化内涵、功能、购物体验等于一体的思考模式推动了商业地产的多元化。该文以楚河汉街为例结合国内外不同地域的商业街,着重关注建筑形式在成功运营中起到的作用,以论证建筑设计成果所营造的场所精神是商业成功运营的前提。Commercial real estate operation was restricted by many factors, buildings making up an integral part of the commercial real estate, the forms and the senses of architecture determine income level to a large extent. On the other hand, the architectural design from material planning thinking to the diversification such as cultural connotation, function, and shopping experience etc. all aspects of thinking mode promote multivariate developments of commercial real estate. Taking Wuhan Chu River&Hart Street as an example in combination with different areas of the mall at home and abroad, focused on building form playing a role in the success of operation, the paper demonstrates design achievements of the architecture of place spirit are prerequisites of the success of business operations.
