摘　　要：对土地使用权实行商品化经营 ,在理论上是个独立的问题 ,但在实践中与房地产经营密不可分。土地商品与其它商品相比 ,有其特殊的属性 ,通过对这一特性的详细分析 ,以此为理论基础 ,与房地产市场运行相联系 ,来探索对不同类型的土地商品采取切实可行的不同管理原则和方法 ,以达到规范房地产市场 。It is an unique problem in theory to carry out commodity management to the right use of land,but it is inseparable with the management of the real estate in practice. The land,compared with other commodities,has its specific properties.Through analysing this characteristic thoroughly and making it a theretical basis and relating it to the operating of the real estate market,we can explore different types of land commodities and take different feasible management principles and methods,and then achieve the goal of standardizing the real estate market and thus promoting the development of city economy and the whole social economy.
