摘　　要：人们在拥有科技和工业文明所带来的经济繁荣的同时,也面临着对自然资源过度开采和破坏所引发的资源枯竭和环境污染,而土地作为人类活动和大部分资源的载体,其利用方式直接影响着人类社会的前进和发展。以社会物质代谢平衡为出发点,构建理论框架分析了城市土地可持续利用的内在机理与政策调控的实现过程,并在此基础上选取上海市作为实证研究对象,应用典型相关分析验证了城市土地利用变化对社会物质代谢变化的引致关系,从而提出相应的土地利用政策。When facing the science and technology development and prosperity, the excessive exploitation of natural resources andenvironmental pollution have happened at the same time. As the carrier of human activities and the base of natural resource, land usehas influenced the development of human society. Beginning with the balance of social metabolism, a theoretical framework is builtand the urban land sustainable use metabolism and its regulation implementation process are analyzed. Taking Shanghai as theexample, the urban land use change on material metabolic changes caused by social relations is verified using canonical correlationanalysis. At last, some land use suggestions are put forward.
