摘 要:现有的基于专家评价的模糊综合评价模型受专家主观经验影响大,客观性不高,难以应用在对房地产市场形势的评价领域,故而提出一种改进模糊综合评价模型,并将其应用到房地产市场形势评估中。该模型在专家评分的基础上,设置了系统客观评价标准,以防止专家对指标的偏见;同时引入模糊子集来确定权重矩阵,将权重用设置的模糊权重来表示,一定程度上分散专家对于对某个指标权重的主观性。对济南市房地产市场综合评价的结果表明,基于模糊权重的改进的房地产市场综合评价法使得评价结果更加接近于实际情况,提高了综合评价结果的真实性,为政府制定相关房地产市场调控政策提供了可靠依据。Traditional fuzzy comprehensive evaluation method has low objectivity and is influenced by subjective experience of ex- peas, therefore it is difficult to be used in real estate market evaluation. To solve these problems, a real estate market evaluation algo- rithm based on improved fuzzy comprehensive evaluation method is proposed. On the base of expert grading, system objective evaluation standard was set to prevent the prejudice of experts. Meanwhile, a fuzzy subset is introduced to confirm weight matrix and the weight was indicated by fuzzy weight ,which dispersed the subjectivity of some factors by experts. The experiment results of Jinan real estate market comprehensive evaluation show that the improved real estate market comprehensive evaluation method based on fuzzy weight makee the evaluation result more realistic so that it enhances the objectivity of comprehensive evaluation results and provides an evidence for gov- ernment future real estate market regulation policy making.
