摘　　要：基于中国省际面板数据,利用DEA-Malmquist方法分解出房地产业的技术进步指数,并建立动态面板数据模型实证FDI对房地产业技术进步的影响效应。研究发现,FDI对中国房地产业技术进步的影响效应显著为负,随着FDI实践不断发展,其不稳定性也不断增加,制约了中国房地产业技术进步。此外,贸易开放、政府支撑力度、人力资本积累对房地产业技术进步具有制约作用,但现行制度、区位条件以及对外商行为的政府规制会对房地产业技术进步产生显著促进作用。Based on the Chinese inter-provincial panel data and DEA-malmquist decomposition of the technological progress index in real estate industry, this paper analyzes the impact of FDI on technological progress. Empirical results show that the effect of FDI on technological progress of the real estate industry is significant negative, with the continuous development of practice, its instability is increasing and it does not promote the technological progress in real estate industry. Trade openness, government support efforts and human capital accumulation have restraining effect on the technological progress, but the current system factors, geographic conditions and government regulation on foreign investment behavior play a significant role in promoting technological progress in the real estate industry.
