摘  要:决策阶段开发管理(DM)、实施阶段业主方项目管理(OPM)和运管阶段物业管理(FM)在建设项目传统管理模式中相互独立,导致许多弊端,主要表现在最终用户需求自决策阶段开始就得不到准确的定义、项目参与各方所拥有的知识和经验不能很好地为全寿命周期目标的实现服务.对不同阶段之间界面很难进行有效的组织和管理、全寿命周期不同阶段生成的信息不能共享。本文提出了建设项目全寿命周期集成化管理(LCIM)模式的全新概念,并对相应的组织模式进行了深入的分析。Development Management (DM) in decision phase, Project management on behalf of the Owner (OPM) in implementation phase and Facility Management(FM) in operation phase are three isolated management tools during traditional life cycle management of construction project. A lot of potential disadvantages are caused, such as end user's requirements not be satisfied from the inception; the konowledge and experience owned by different participants not serve for the realization of life cycle objectives; difficult to manage the interfaces among different phases; information not shared in total life cycle,etc.The paper makes research into integration of DM.OPM and FM to overcome the malpractice of traditional life cycle management of construction proect and focuses on two aspects:putting forward the concept of Life Cycle Integrated Management (LCIM);raising the new idea to organization design which emphasizes on the balance of life cycle objectives.
