摘　　要：利用北京市老年人居住环境调查数据,使用多元线性回归法分析了老年人的居住环境特征,以及老年人对居住环境的感知评价对其生活质量的影响。结果显示:老年人的生活质量受到两方面因素的共同影响;提高老年人对服务环境的评价水平对于生活质量的促进作用最大;社区建有老年人日间照料中心和增加人均住房面积,可显著提升老年人的生活质量。据此认为,改善居住条件、建设老年友好环境,一可提高老年人对居住环境评价的水平,二可提升老年人的生活质量。With the survey data of the elderly on living environment in Beijing,this study measures the quality of life by means of Satisfaction With Life Scale. Multiple Linear Regression is used to analyse the influences of both the characteristics of the objective living environment and the perception evaluation on the living environment of the elderly on their quality of life.The results show that the quality of life of the elderly is influenced by the above two factors; promotion of the evaluation by the elderly on the service environment has maximum effects on promotion of quality of life; the quality of life of the elderly is significantly raised when there is day care center for the elderly in community and larger per capita housing space. Accordingly,it is concluded that improving the living environment and the evaluation by the elderly has positive influences on promoting their quality of life. In the end,this essay shows the significance of construction of age-friendly environment.
