组合赋权和灰色关联分析法在房地产投资决策中的应用研究

摘　　要：房地产投资决策方法的探索一直是国内学者研究的热点。本文在已有研究的基础上,通过分析影响房地产投资决策的主要因素,确立了决策评价指标体系,并选用层次分析法和熵权法进行组合赋权,确定各指标的权重值,实现了专家的主观经验和客观数理方法的有机结合。针对房地产投资决策过程中存在诸多灰色信息,采用灰色关联法计算各备选方案相对于理想最优方案的灰色关联度,对各方案的关联度大小进行排序,从而得到各方案的优劣次序,最终实现方案的优选。最后通过一个具体实例证明此方法可以作为房地产投资决策的一种有效方法,为投资者提供决策参考。The exploration of real-estate investment decision methods has been a hot spot among the domestic scholars. Based on the existing research, this paper analyzes the factors affecting the real estate investment decision and establishes an evaluation index system, then uses AHP and entropy weight method to determine the combined weight value of each index. In view of the grey information in the real estate investment decision process, we use the grey correlation analysis to calculate the grey correlation degree and rank the alternatives to realize the scheme optimization. Finally a specific example is given to prove that this method is an effective one for the real-estate investment decision and the results can be viewed as a reference for investors.
