摘 要:中国房地产业发展迅速,房地产业的产值规模、产业人口规模、开发企业数量、利润总额、净资产等都在大幅增长,并且彼此之间存在显著的相关性。对省域尺度的中国房地产业综合发展水平的测度结果表明,区域差异十分突出,东部极化效应依然明显,东、中、西部的梯度优势依次递减。最后依据不同年份的省域面板数据,进行了差分GMM和系统GMM回归分析,解释了房地产业综合发展水平的主要影响因子的作用性质。The real estate industry in China develop rapidly since 2000,the production value dimensions,industry population size,number of enterprises,total profit and the net assets all keep substantial growth,and there is a significant correlation among production value dimensions,industry population size,number of enterprises,total profit and the net assets.On the basis of constructing the index of comprehensive development level of real estate industry in China,the regional differences among provinces are measured.The results show that there is regional difference of the development level about Chinese real estate industry.The eastern polarization effect is still apparent,east region is lower,west is the lowest.In order to further study the comprehensive development level of real estate industry and its effect factors,the provincial panel data from 2001 to 2010 and the method of differential GMM regression are used to explain the function nature of effective factor.
