摘 要:城市保障性住房特别是公租房的供应已经提到议事日程,公租房的需求也成为各地普遍关注的问题。利用对武汉市611名潜在需求人群的调查数据,从他们对公租房及其政策的认可与接受程度、公租房的需求意愿、租金水平、租金年增长幅度、公租房居住面积、公租房的处置等方面分析了公租房的需求现状。研究结果表明,未来公租房的需求较高,居民希望公租房使用功能强、交通生活方便、租金水平合理且租金年涨幅不超过7%,五年后可以续租或者购买。The demand of public rental housing is gen erally concerned while public rental housing has been put on our daily work schedule. Based on the survey of 611 residents of Wuhan City, this essay analyzes the extent of acceptance of this kind of public housing and its policy, the demand of its rent andits annual increase, its unit size including its position, and how to deal with it after renting five years. The results show us a style of public rental housing in residents' eyes, which is a kind of small unit keeping habitable, relatively lower rent with lower 7% annual increase per year. And the residents hope that public rental housing will be not far away from the city center, and after living five years they can rent or buy public rental housing.
