城市经济开发区住房产业发展演替机制研究——以武汉经济技术开发区为例

摘　　要：为揭示城市经济开发区住房产业市场在快速城市化和工业化进程中的成长规律,本文从工业产业成长周期和发展特征及趋势入手,分析了城市经济技术开发区在城市整体发展中的城市功能和产业经济地位变迁,归纳了城市总体规划对经济技术开发区居住功能的要求,分析阐述了产业定位和发展规划对区域内住房市场需求。在归纳分析城市经济开发区产业发展脉络对住房产业发展影响机制基础上,提出了区内产业特征和趋势对住房需求市场演替、空间布局和策略制定的影响机制。Depending on the industrial development context, the housing industry within the urban development zones is impacted by strategic planning,demand change and spatial distribution. Looking at the life cycle,characteristics and trends of industrial growth,this paper formulates a housing development mechanism and strategies in urban development zones in China,taking the example of the housing development planning of Wuhan Economic and Technological Development Zone,so as to highlight a issues for consideration in common and individual decision making as regards housing development in development zones in China.
