摘　　要：建筑业与房地产业密切相关,但在区域产业层次的关联性却有待深入研究。本文探讨识别区域建筑与房地产之间产业聚集关联和比较优势匹配的测算方法和判别步骤,并将其应用于云南省地区的实证。首先,我们以1994-2011年的地区产业就业量为基础数据,获取云南省16个州市、两个产业的区位商作为产业聚集的样本。通过灰度关联分析发现:地区建筑业与房地产业之间的确存在高度关联性。但Granger检验发现这一关联并不具备一致的统计因果性。通过多重比较和均值偏差分析进一步量化各个地区两个产业的比较优势,发现两者的地区比较优势分布也存在高度匹配。建筑与房地产业之间由市场力量所驱动的聚集关联与优势匹配的一致性为我们提供了优化区域城镇化效率的若干决策信息。The activities and outputs of construction industry are closely related to that of real estate industry. Nevertheless, at regional industry level, this relationship is much less identified. We explore an approach and procedure in the measurement and identification of regional clustering linkages and comparative advantages matching between construction and real estate industries, and applied these empirics to all 16 prefectural re gions in Yunnan Province. We first introduced employment time series based location quotient （abbreviated as LQ） as the measure of clustering in each industry. Grey relational analysis （abbreviated as GRA） of LQs gave the strong extend of regional clustering linkages between the two indus tries. Rather oddly, Granger test pointed out no consistent causality under these linkages. We then identified the comparative advantages for the two industries between any two regions through multiple comparison and mean variance analysis. Again, GRA results showed significant correla tions between two industries across all regions. This market driven consistency between regional clustering linkages and comparative advantages matching provided us with critical policy choices in the current urbanization drive, in which regional integration and clustering between construction and real estate industries will surely play a pivotal role.
