摘  要:地产租金份额及结构是分析城市体系的集聚结构与运行效率的一个重要方面。不同级别城市间级差收益的均衡条件是净级差收益小于迁移成本。如果大城市集聚程度过高而造成城市体系结构失衡,就会导致人口过度向大城市迁移,推高其租金份额、生活成本及地产价格,并削弱其经济活力。所谓的刚性需求和投机性因素的介入只不过是城市体系结构失衡下地产泡沫形成的派生因素。基于空间视角的分析,指出中小城镇的作用主要是优化城市体系结构,提升全国整体的集聚水平和资源的综合最优配置。The rent share and structure of real estate are important aspects of analyzing city system' s agglomeration structure and operation efficiency.The equilibrium conditions of the net earnings between different levels of cities are its net earnings less than the migration cost.If large city agglomeration degree is too high to cause imbalance in the structure of city system,it will lead to the migration of excessive population to big cities,pushing up the rents,the cost of living and property prices,and weakening the economic vitality.The intervention of the so- called rigid demand and speculative factors is only derived factors from the real estate bubble in the imbalance of city system structure.Based on the spatial perspective,small town's main role is to optimize city system structure,and to enhance the agglomeration level and the optimal allocation of resources in the whole country.
