摘　　要：业主委员会是城市社区自治的主要载体,也是住房产权结构变化的重要产物。作为一种组织形式,业委会旨在将社区集体维权行动逐步纳入组织化的渠道,以基于契约的理性协商和组织对话来化解社区的事务纠纷。通过对2010年中国综合社会调查的结果进行定量分析,发现社区居民在社区维权过程中具有更强的集体行动倾向,正朝向理性化和组织化维权的方向发展。Owners committees are mechanisms of community autonomy, but also products of adjustment in housing ownership structure. As a kind of organization, owners committees are incorporating collective rights protections into rational negotiations and organization dialogues to resolve disputes in communities. With the quantitative analysis on the China General Social Survey 2010（CGSS2010） , this essay finds that residents have a stronger tendency to collective action to protect their rights and interests, and their actions would turn to rational and organizational.
