摘  要:目前我国住房消费遇到了诸如房价过高、信息不透明等障碍,这些障碍限制了住房消费的增长。本文结合中国制度背景,采用我国31个省(直辖市)2006—2011年的面板数据,理论分析和实证检验了市场化进程和社会保险对我国住房消费的影响。研究发现:(1)市场化进程的推进提高了我国的住房消费水平;(2)社会保险和住房消费水平存在显著的负相关关系;(3)相比中西部地区,东部地区社会保险对住房消费的负效应更强烈;(4)社会保险会削弱市场化进程对住房消费的正效应。At present, China's housing consumption encountered some barriers such as the prices are too high and opaque information; these barriers limit the growth of housing consumption. At present, Faced with the serious challenges of our economy and the trend of the economic slowdown, research on influencing factors of housing consumption undoubtedly has important practical significance to promote housing consumption. In this paper, combining with the Chinese system background, with 31 provinces (municipalities) in China 2006--2011 panel data, analyses and tests of the impact of the process of marketization and social insurance on housing consumption in china. The study found that: ( 1 ) the progress of marketization improving our country's level of housing consumption ; (2) there is a significant negative correlation between social insurance and housing consumption level; (3) Compared to the central and western regions, the eastern region will strengthen the negative effect of social insurance on housing consumption; (4)Social insurance weakens the positive effect of market process on housing consumption.
