城市规划在房价调控上的作用机制研究——基于GIS以济南市中心城区为例的实证分析

摘　　要：文章针对"房价"热点问题,从城市规划的角度进行深入研究,探索行之有效的解决途径。首先,利用地统计学分析工具得出济南市中心城区房价空间分布三维立体图:然后,根据结果归纳总结房价空间分布规律,借助空间分析工具以实证方法分析济南市中心城区各规划要素对房价空间分布产生的影响,对城市规划作用于房价空间分布的内在机制进行深入探讨。最后,提出了城市规划在决策制定过程中应把房价空间分布作为重要研究对象的建议。Focusing on the ＂property＂ hot issues,the paper conducts in-depth analysis of research from the angle of the city planning and explores effective solutions.Firstly,with the aid of statistical analysis tool,the researchers obtained Ji’nan city housing spatial distribution 3D graph;then,based upon the results summarized the in distribution of housing space,the paper which resorted to the space analysis tool,used an empirical analysis of and probed deeply into the Ji’nan city planning impact on spatial distribution of housing prices.Finally,it was suggested in the paper that spatial distribution of housing price should be the focus of research in the policy decision process of city planning.
