摘 要:当前房地产行业竞争激烈,对于投资者而言,如何做到统揽全局,结合自身企业实力,在众多备选方案中筛选出具有良好开发前景,富于市场竞争力的项目进行投资成为极为重要的一环。为改善房地产开发方案投资决策效果,针对开发商普遍面对的多方案选优问题,全面考量风险、成本、政策等因素,运用TOPSIS方法求解最优方案序列。该方法将决策人的主观权重分配,以及各方案影响因素之间的客观赋权进行综合考虑。在权重确定的方法选择上,引入熵权的概念进行指标权重的计算,既体现投资者的主观判断,又能反映客观条件的实际信息,使得最终结果更为真实可靠。并结合具体问题进行了实例分析。Today,real estate industry is fiercely competitive,and it is more and more important for investors to choose a scheme with good prospect for development and market competitiveness. In order to improve the effect of real estate investment plans,this paper takes risk,cost and policy into account,applies TOPSIS method to solve the multi-scheme selection and calculates the optimal solution. The TOPSIS method synthesizes the subjective weighting of decision maker and objective weighting of each influencing factor. Besides,the paper introduces the concept of entropy weight to calculate the index weight,which reflects both the subjective judgment of investors and the actual information of objective condition. This method makes the final result much more reasonable and effective. At last,the paper analyzes an actual case as an illustration.
