摘  要:随着房地产市场竞争日益激烈,在投资前期对房地产局势的考察越显重要。现如今,房地产市场供大于求,要想从中获利在竞争中脱颖而出,必须尽可能地满足大众的需求,这就要求投资者从投资项目周边的人文、地理、环境、历史、经济、政治等角度着手,充分把握该项目已有的资源,并从功能设计的角度出发控制成本,从而实现投资者自身的利润最大化。贵阳市花溪地区有着巨大的开发潜能,现对该地区进行探究,为提升房地产投资决策水平和成本控制水平提供参考。With the increasing competition of real-estate market, inspecting the situation of real-estate before the investment seems more important. At the time being, the real-estate is oversupplying. The investors must try their best to satisfy the remands of the public. This requires investors to start up from the aspects of humanity, geography, environment, history, economy, politics and so on in the surrounding areas of the investment project. In order to achieve profit maximization, investors shall take advantage of the existing resource that makes all the functions of the project allow full play to their effects and control the cost through the aspect of functional design. The researchers of this test explore the area of Huaxi District in Guiyang where contains tremendous potentials of exploitation and the corresponding results offer reference for the level of investment decision-making and cost control of real-estate.
