摘 要:从现有住房支付能力测度方法出发,构建了以单位面积商品住房抵押贷款月还款额占家庭月收入比例为基础的住房支付能力评价模型,并利用该模型,分析海口市居民家庭普通商品住房支付能力。实证表明,若考虑家庭收入增长效应,其住房支付能力将会得到提高;中等偏下收入及以下家庭基本不具有住房支付能力,中等或中等偏上收入家庭则可能发生因购房而诱致的生活贫困问题;此外,住房抵押贷款利率变化也会显著影响住房支付能力。On the basis of the existing measuring methods on the housing affordability,a new evaluation model on the housing affordability is established,which is centered on the proportion that the monthly repayment of commercial housing mortgage loan per unit area accounts for the monthly family income. This model is adopted to analyze ordinary commercial housing affordability of the residents in Haikou. The empirical result shows that,the ordinary housing affordability of the residents in Haikou would be improved significantly if the household's income growth is taken into account. While the lower-middle-income households barely have the housing affordability on the whole,the middle-income or higher-middle-income households may suffer from the living in poverty induced by purchasing the commercial houses. Moreover,the changes of mortgage loan rate also have the significant impact on the housing affordability.
